We liked the location, decor and cleanliness. Staff were accomodative.
I am afraid the air-conditioning of the 2 rooms we had booked was atrocious. We kept complaining but it is obvious the air-conditioners are under-powered to cope with summer heat [May]. Found it difficult to sleep at night as the rooms and bed mattress were heated.

Very kind people, good atmosfere, nice breakfast and perfect position. From here you can visit all the city on foot. Has a good wi-fi internet in all the hotel and a computer you can use in the reception. Highly recomended!!!

It is a guest house so is a bit more cosy than a hotel. It is well located being across the road from Th Pae Gate. The Wi-fi worked well during my 3 day stay and they have a printer that you can use for boarding passes etc for free of charge.
My room (#303) was not nice, basically a bed and a tv. There were holes in the sheets. There are better hotels in Chiang Mai with larger, cleaner better equipped rooms for the same or less money. The doors require guests to bang them pretty hard to lock which makes a lot of noise too.

Location is very good and being on a side street makes it less noisy. Staff is very friendly (and they speak English quite well). They can provide car parking.
Room has old furniture, a little too small and crowded (but you can see this from description).

Very convenient to shopping, restaurant and weekend market.
Smell in the room and bathroom are badly like rat shit, very strong made hardly sleep. They use Naphthalin in the bathroom, its smell is stuck on cloth. I wanted to check out but already paid for room.

The staff was very friendly and the location was great.
Although the place has a lot of charm, it is really in need of renovation. The place is original and nicely designed, yet, everything is sort of run down and in need of fresh paint, new matrasses,... Also older people might find it hard to reach the top floors without an elevator.

Hotel staff very friendly and helpful
I stayed in the "junior suite", the most expensive room. The run of the mill rooms are very small and cramped.

We liked the staff very much, they were helpful, friendly and easygoing. The hotel was located on an excelled area for us, it was clean, luxurious and more than we could have hope for. Breakfast was also ok.
The were a bit too much ants in our bathroom.

Location is good
The room is terribly dirty. There is no cleaning done to the floor. The hotel did not accept AMEX card that I booked with Booked.net. There is no hotel parking lot, while they claimed that they can reserve for us.

Nice people,very clean and cosy, modern rooms, nice, well located place for basically no money.
the only thing i didn´t like, was, that there is no elevator.
